Abstract

Delay is very common problems occur and given a negative effect on the project and parties who are involved in construction industry. Parties who cause delay to construction project can be due to contractor, consultant, client, act of God or third party. The objectives of this research are to determine the major factors of delays, the major effects of delays and to identify the appropriate methods of minimizing delays during the construction stage in infrastructure and commercial project. Literature review and questionnaire survey had chosen as research methodology in this research. A total of forty (40) factors and four groups that contributed delay to infrastructure and commercial project, ten (10) effects of delay and sixteen (16) methods to minimizing the delays were identified on literature review. The top ten (10) major factors of delays were identified in the research. The significant groups of causes of delays which are contractor related factors following by the external related factors, consultant related factor and client related factors. From the finding, the major five (5) effects of delays were determined. Besides that, the top five (5) most effective methods were recognized in the research. In conclusion, delays can be minimizing when the causes of delays were identified. Furthermore, all the relevant parties have to give great cooperation to the construction project in order to reduce or minimizing the delays in the construction industry. Other researchers can perform the similar study by looking on other phase of stages, other type of project or specified in parties or area of project.
