Abstract

The construction industry is a sector which has contributed significantly to the Malaysia economy which is contributed 5.2% of Gross Domestic Product (GDP). The population in Malaysia was increasing year by year; government housing policy gear to meet the objective of ensuring access to adequate, particularly the low-income groups. Therefore, IBS is the best method to fulfill the government policy which is the quantitative and qualitative aspects of housing development. In this study, implementing barriers of Industrialised Building System (IBS) in low cost houses and the suitable strategic of implementation was chosen as a study material. The definition of IBS, pros and cons of IBS will be discussed and the objective of this study about the common implementing barriers of IBS that may occurs in low cost houses. This all will cover in the literature review. In addition, questionnaire survey among the Developers, Contractors and Professional Consultants are carried out for the purpose of identified the suitable strategic plans to overcome the implementing barriers. After all the data collected from the questionnaire, the data were analyse by using Microsoft Words to drawn out all the charts and tables. As the result of this study, the benefits of implementation of IBS are reduce dependency of foreign labour, reduce construction period, high quality finished product, minimal wastage, high cost saving, provide neater, cleaner and safer site. While the weaknesses of implementation of IBS are it required high initial investment cost, more skilled worker needed and compacted road surface at site for delivered components to site. Response from the data collection is just sufficient to meet the objectives of the study. Conclusion is reviews all the objectives and make sure all the objectives are achieved. The recommendation was included in last part of this study to improve the implementation of IBS.
