Abstract

Property development has huge contributions to the economic growth of a country. The major consumptions among the types of development is residential. The current circumstances of property overhang in Malaysia has become more serious. Reports on overhang of residential property, especially landed residential property are common to be seen in the news media recently. The objectives to conduct this research are 1) To investigate the factors of property overhang in the view of consumers’ perception, 2) To compare and identify the level of decisive factors in different cases and 3) To determine the effective solutions to be taken accordingly to reduce and overcome the issue of property overhang in Malaysia. The factors of property overhang are revealed and discussed in four categories which are physical, environmental, economic and psychological aspects. Content analysis was conducted by observing two cases (projects) selected in Rawang. In addition, a mixed method which are questionnaire survey through Paper-and-Pencil and online survey had been adopted for the primary data collection. The techniques for data analysis proposed in this study is descriptive analysis for the second and third objectives. Further comparisons were made to evaluate the level of decisive factors in different cases. In addition, crosstabs analysis was used to determine the relationship between two variables. The findings of descriptive analysis revealed the most decisive factor of property overhang and also the most effective solution to reduce or overcome the issue of overhang. The limitations of this research are only confined within a selected city and one type of property. Therefore, future study may consider to cover a larger area with various types of property.
