Abstract

Building Systems (IBS) has been promoted in the construction industry since last decade. The mandatory implementation of IBS in public construction project with the value of RM10 million and above to achieve a minimum IBS score of 70 has been enforced since year 2008. The government has encouraging the adoption of this modern construction technology – IBS in this construction industry. Recently, the government has make decision to enforce the requirement of achieving a minimum IBS score of 50 towards the private construction project worth 50 million and above. This enforcement is envisioned to drive the economic scale in the production of IBS component and allow the cost to be lower and competitive. In this research, the contractors with G7 registered under CIDB have been selected for the study on the objective of awareness of implementing IBS, the impact of enforcing implementation of IBS and the changes required for the implementation of IBS in the private construction project. A data collection through the questionnaire in Google Form has been collected from 310 contractors in Kuala Lumpur. The data analysis shows the 53.5% out of 310 contractors has experienced in using IBS system in private construction project with the high usage on the block work system and the formwork system. The awareness of contractors toward the implementation of IBS in the project is relatively high with a mean score of 3.04 out of 4. A highest impact on the enforcement implementation of IBS is the reduction of high initial cost to implement IBS in construction project, followed with the improvement of the market availability and price of IBS component. This is followed with the needs of changes in the early decision to use IBS and target score and early fixed and freeze design as the 1st and 2nd ranking of impact as the enforcement implementation of IBS in the private construction project. This finding confirms that the implantation of IBS in the construction project shall be decided since the early stages of project such as the decision of client in adopting IBS, followed with the suitable IBS design by the consultants. This will greatly increase the feasibility of contractor in implement IBS in the private construction projects.
