Abstract

Landfills are the common method to handle the waste disposal. Throughout the time the closed landfill site become an eyesore land and bring some environmental hazardous impacts to the surrounding areas. This study is aim to identify the difficulties to conduct a redevelopment on a former landfill site and the impact that might arising in future as well as the consideration which will be concerning. Due to the limitation of land in urban area so created the interest of developer to redevelop on the top of former landfill site which consist of many waste inside the land. As the land price for the landfill site tend to be cheaper than the normal land hence able to increase the developer’s profit. However, in order to redevelop an old landfill site is a very challenging job due to there are comprises of many engineering and environmental challenges which will be arising either during the redevelopment process or after development. Foundation is the most essential part of a building but the differential settlement of waste inside the landfill site might destroy the strength of the foundation in future. It might bring some minor defect to the building structure such as cracking on the structure. Moreover, if the settlement of foundation become seriously then might cause the building collapse. Besides that, the issue of emission of landfill gas and leachate also required to be concerned. The different gases which contain in the landfill gas such as carbon dioxide and methane gas tend to bring the negative effect to human health as well as environment. Moreover, leachate is a black fluid which able to pollute the groundwater. Therefore, such project requires to hire a contractor which are qualified to handle and construct on former landfill in order to avoid destroying the landfill cap. In order to redevelopment on a former landfill site, the developers have to consider about the social, environmental and financial issue. Redevelopment an old landfill site will be different with the normal land as the financial risk for such project should be higher than the common project. Besides that, the acceptability of the public also essential to influence the consideration to redevelop the project. Furthermore, if unable to handle properly such redevelopment then it might bring a lot of pollution to the environment. Therefore, main contractor will be the target respondents for this study as they are more familiar with the construction process compare to other respondents. The data collection for this study will be distributing the questionnaire to the target respondents and after that the result will be analyse by using Microsoft Excel and IBM SPSS Statistics.
