Abstract
Industrialised Building System (IBS) is a construction process which involves on-site or off-site installation that utilizes the techniques, components, building system or products. Over the years, many researchers have focused on the advantages of adopting IBS. However, the adoption of IBS is relatively low in Malaysia even though it has been introduced in Malaysia for more than 15 years. There has been limited research coverage done on life cycle cost as determining factor to adopt IBS.Therefore, this research aims to compare life cycle costs between Industrialised Building System (IBS) building and conventional construction method constructed building. A literature review was conducted to identify the types of IBS, the advantages of IBS and the barrier of implementation of IBS. Questionnaire was used to seek for the views and opinions from the contractor in Malaysian construction industry. There are 64 sets of survey forms were collected and analysed by descriptive statistics method, Cronbach’s Alpha test and Analytic Hierarchy Process method. This finding provides a valuable guideline or preference for construction player (e.g.: Contractor, Developer, Architect, etc) in choosing construction method between IBS and CCM in considering the life cycle cost of a building.
