Abstract

The rapid growth of economy has led to the increase of housing demand and housing price in urban areas of Malaysia recently. As affordability is a key factor in the decision to buy residential property. Instead of buying property with high prices in urban area, homebuyer would consider to purchase property in suburban area. However, homebuyers decide to purchase a property may due to many factors such as location, neighbourhood, structural and financial The purpose of this study is to attract homebuyers in buying properties in suburban by enhance suburban’s attractiveness. To accomplished the goal, questionnaire survey is conducted to the resident who stay around Klang Valley. Semi interview carried out to further elaborate the findings in order to achieve the research objectives. The finding of this research is property criteria of “safety and security”, “free from pollution” and “cleanliness” are the top consideration for homebuyers in buying suburban housing. While, “safety and security”, “free from pollution” and “accessibility and availability to facilities” are the property criteria which required the most to carry out improvement in suburban area. Recommendations and suggestions provided to the government and construction players in order to attract homebuyers in buying properties in suburban area. Hence, this research can consider as a guideline for the developers to construct suburban housing based on homebuyers’ preference and suggestion for government of the ways to improve housing condition in suburban area in order to attract the homebuyers. Besides, future academic researchers may refer this study as a basic guideline to examine the homebuyers’ preferences and condition in suburban area.
