Abstract
Malaysia is rich of heritage buildings and it is said to be the foundation to build heritage cities in our country. Most of heritage buildings are in poor condition as they are not well preserved and in our country. Some buildings are in deterioration condition, showing decay signs and serious building defects that threatening the survival of heritage buildings. Maintenance of heritage buildings are encouraged in these days as maintenance is the most practical and economic form in the conservation of heritage buildings. Heritage buildings have played a significant role in Malaysia, so maintenance is needed. The purpose of maintenance in heritage building is to retain the cultural significance which is different from normal building and also to protect the function and appearance of the building when carrying out the maintenance works. This research will be conducted to investigate the challenges of maintenance in heritage buildings Malaysia and to determine the critical success factors for effective maintenance of heritage buildings in Malaysia. The research method for this study used was through questionnaire survey to the building administrator or technical staff working in heritage buildings in Penang, Ipoh and Kuala Lumpur. The data obtained from respondents are using Statistic Package for Social Science (SPSS) statistical software with Exploratory Factor Analysis (EFA). Principal Component Analysis (PCA) was used in this research with Oblimin rotation. By using EFA in SPSS, challenges of maintenance in heritage buildings Malaysia are analysed from eleven challenges and extracted out to two challenges which are leadership and governance issue, financial and technical constraints. Besides that, nineteen factors are extracted out to three critical success factors in critical success factors which are management, government support, awareness and information. The overall findings will help to allow owners or government to understand or focus on the challenges of maintenance in heritage buildings and the CSF allow to improve the effectiveness of maintenance of heritage buildings in Malaysia.
