Abstract
Construction delays can be defined as the projects cannot be completed within completion date stated in the contract. The aim of this research were identified the causes of delay, the effects of delay as well as good construction planning to minimize delay in residential construction project in Kuala Lumpur. Literature review and questionnaire survey was used in this research. The total of fifteen factors contribute to causes of delay, seventeen effects of delay and sixteen good construction planning to minimize delay in residential construction project were identified in literature review. The questionnaire survey was distributed to the targeted respondents which are client, contractor, consultant, and senior site supervisor. Finally, the objectives of the study were successfully achieved. The top five most often causes of delay are change in drawing by consultant, change order during construction by client, delay in approval shop drawing by consultant, slowness indecision making process by client, and design error by consultant. Delay in getting profit by client, dispute between the parties involved, extension of time (EOT), poor quality of work due to hurry, and cost overrun due to inflation and fluctuation are the five most usual effects of delay in construction project. The most effective good construction planning to minimize delay in residential construction project has been identified that are include the client shall select qualified consultants and reliable contractors to carry out the work, the client shall avoid delaying review and approval of design documents, consultant shall focus on avoiding delays in reviewing and approving design documents, enhancing the knowledge and skills of technicians, improving coordination among parties, the client shall minimize change order during construction as well as the contractor shall ensure that a sufficient amount of labour is allocated and productivity is increased.
