Abstract

In this era of modernisation, every individuals’ goals are to own a house as a shelter, and it became the essential of life for the current civilisation. Shelter is a basic human need, and it plays an important role throughout the life cycle of human being. However, the housing prices in Malaysia is continuing rising in the past decades, and this may cause majority of the citizen unable to afford the houses anymore, and the affordability has become the main concern when someone are going to purchase a housing. Moreover, owning a house has become a major problem for the citizen in Malaysia, especially for those who live in Kuala Lumpur, a city that the housing prices has increased dramatically over the past decades. So, the aim of this research is to investigate and analyse the factors that influencing the rising of housing prices in Kuala Lumpur. It able to benefits those researcher or house buyer in the future to provide them a better understanding toward the housing prices in Kuala Lumpur. The title of this research is a study on rising of housing prices in Kuala Lumpur. In order to further understand the rising of housing prices in Kuala Lumpur, two objectives have been included in this research, which are the factors influencing the rise of housing prices in Kuala Lumpur and impacts of rising in housing prices in Kuala Lumpur. In this research, a series of literature review was conducted. It’s mainly relating to the housing prices in Kuala Lumpur from the journal, news, article, publication and websites to collect the data in order to investigate and analyse the factors and impacts of rise of housing prices in Kuala Lumpur. In order to achieve the objectives of this research, a questionnaire surveys have been conducted in targeted areas, which are Sentul, Wangsa Maju and Setiawangsa in Kuala Lumpur. The findings show the factors influencing the housing prices and the impacts of rising in housing prices in Kuala Lumpur. Furthermore, data collected from questionnaire are analysed by using descriptive analysis of IBM SPSS software and ranking has been defined for the level of agreed by the respondents on the objectives. The objectives of this research have been achieved and analysed in the section of data analysis and results. Lastly, the conclusion has been included as well as the limitation of this study and recommendation for future study also has been provided.
