Abstract

The implementation level of BIM in FM is at an infant stage despite being known the benefits of implementing BIM. Therefore, the aim of this research is to fill the gap of knowledge of integrating BIM into FM. The objectives of this research are to determine the current scenario of BIM implementation in Malaysia, to assess the process of integration of BIM and FM and lastly, to identify the challenges faced in integrating BIM into FM. Questionnaire survey form was set based on the objectives of this research. 120 sets of questionnaire survey forms was collected from respondents in which was distributed within Kuala Lumpur and Selangor area. Data collected was analysed using SPSS and Microsoft Excel Spreadsheet and was presented in table and bar chart. The findings analysed from the data was compared with literature review. This research has found that low implementation level of BIM in FM is due to low implementation of BIM in earlier stages of building construction project as information was passed to FM’s personnel in hardcopy in which is time consuming to translate it into BIM-based. This research also found that locating building components will be the most probable application area of BIM in FM tasks as BIM is capable of projecting a building in 3D. Moreover, this research has identified the required information for BIM-FM environment. Construction information, business information and facility operational information are equally important in BIM-FM environment in which all these information can be transferred by utilising COBie. This research also discovered that technological issues are the main challenge in implementing BIM in FM. In conclusion, findings in this research has successfully achieved the objectives of this research. This study has also recommended the future researcher to evaluate the effectiveness of integrating BIM in FM through case study and etc.
