Abstract
Affordable housing is a concept to explain the development of social economy and the environment to identify whether can provide families with housing by each income-earner group. The aim of this research is to identify the possible problems of affordable housing in Malaysia and hence suggest effective ways to overcome the problems. The importance of end-users perceptions of the housing affordability issues needs to be recognized and fully understood before policy related to housing can be addressed effectively. The research approach was carried out based on quantitative research. There are 80set of questionnaires have been collected from respondents within Klang Valley region. The data collected was analyzed by using IBM SPSS Statistics 23 and presented it as content analysis and descriptive analysis. Three of the objectives have been achieved through the survey in the form of structured questionnaires and analyze by using the correlation test or central tendency test. In conclusion, the findings successfully achieved the objectives at a satisfactory level. The most critical problem of affordable housing and most effective policy has been identified. The findings of this study have also shown powerful correlation between policies and factors causing affordable housing.
