Abstract

This dissertation was carried out to study the housing affordability level of the middle income group in Selangor. Although the government has undertaken numerous measures for expanding home ownership, it seems that the housing schemes have overemphasized on the provision of low cost housing which leads to the less existence of medium cost house in the market. Thus, it makes it a near impossibility for middle income households to own homes due to the imbalance between demand and supply for middle income group. Therefore, this study aims to examine the relationship between middle household income and affordable housing price. Also, it intends to identify the factors of unaffordability to home ownership and the impact of imbalance in supply and demand. In order to achieve the aims and objective of this research, a mixed method is implemented as both questionnaire survey and semi structured face to face interview is carried out. The findings reveal that there is a scarcity of the supply of medium cost housing and the rising housing cost triggered the housing unaffordability of the middle income group. Not only that, the data collected also reveal that housing affordability has correlation to the household income and the household expenditure.
