Abstract

In Malaysia, the causes of abandoned housing projects have become a controversial issue because they are multiple and complex. The parties involved in the housing industry blame each other and refuse to take responsibility over the matter. Thus, this research aims to answer the question about the causes of abandoned housing projects in Malaysia in relation to the various stakeholders. There were various probable causes and implications that was identified from the studies and analysis that was carried out, which does not differ much from one another, and in fact some have suggested the mitigation measures for this issue. Having that aim in mind that this research focus on the causes and effects of AHP in Malaysia. Two methods had used in this research are literature review and questionnaire survey. Subsequently, the result of an industry wide questionnaire survey involving 35 respondents on the actual causes of abandoned housing projects is presented and discussed. After collecting all the questionnaires from the respondents and made an analysis out of the results, it can come into a conclusion that main causes are the Unfavourable Economic Condition, and the main effect of AHP towards the Cost and Time Overrun. Whereby the mitigation measure to reduce the number of AHP is the Adequate structures that ensure continuation of public projects, and there are 2 suggested mitigation which are Multidisciplinary or competent project team and the no delay payment. Last but not least, after reviewing the research and studies that has been conducted on the issue of AHP, as a conclusion, it is notable to have a more thorough investigation on the existing problem up to this date and look into the whole issue from different aspects in depth.
