Abstract

House is one of the human basic needs, it acts as a shelter that protect us from poor weather and provide us a comfortable zone to rest. In this new era of globalisation, the house prices around the urban city like the Kuala Lumpur, Selangor and Penang are very high as people are moving into the city to get a better work opportunity. In developing country such as Malaysia always having the affordable housing problem with the middle and low-income households because of the overcrowding in urban area. This research is to determine the demographic factors that affect the buying perception of the middle and low-income households towards affordable housing and to let the middle and low-income households to know about the current housing affordable issues that happened in Klang Valley area. This study also enabled the middle and low-income households to understand more clearly about the different type of affordable housing scheme that implemented by the government. This study also identified the buying perception of the middle and low-income households towards affordable housing and the effectiveness of efforts done by the government. The data collection is done by distributing the survey questionnaires to the middle and low-income households that live in Klang Valley area. The findings revealed that most of the respondents who are the middle and low-income households stay in Klang Valley have a consent that the education level is the most important demographic factor that affect their buying perception on the affordable housing. They also preferred a good location of the house and the quality of house and its workmanship but be good. They also preferred freehold houses over the leasehold houses. They also favourable in landed houses over high-rise property. Besides that, the respondents agreed that the shortage in supply of affordable housing in the main challenges faced by the government and the private developers Most of the respondent has a consent that the government’s subsidiary are the most effective ways to lessen the house affordability issues.
