Abstract

In Malaysia for years 1957 until 2019, the empty lands were developed into the city and it had been constructed many buildings and factories. The type of development is changing and evolution constantly by depends on economics of country, population of city and others. Nowadays, one type of the development methods which is the mixed-use development are beginning to be using in a lot of urban area since the land will become limit gradually in future. Nevertheless, the mixed-used development is become challenging due to several vital factors especially the large capacity of land to construct the mixed development projects. Therefore, the purpose of this research was to increase the possibility use of mixed-use development in urban area and use it maturely in our future. In order to identify the factors that more impacts and the effective strategies to solve the issues, there are 120 sets of questionnaire survey form were distributed to Developer, Architect, Civil and Structural Engineer, Quantity Surveyor and the property investor who live or worked within Wilayah Persekutuan Kuala Lumpur for data collection. The way of questionnaire survey form distribution and get the sample by reverting from the respondents will be through the direct e-mail and google form online. It was used the Programme Microsoft Excel for analysing the data which is collected from the respondent. The frequency and mean analysis to deem that the high construction cost, construction time usually out of expectation and the building density, privacy and environment as the most factor to mixed-used development. Besides, appointment of professional skills and higher experience of a project team, providing more sales package and enhance in public transportation as the most effective recommendations to improve the current situation. In conclusion, the findings revealed mixed development are affecting by the critical factor and effective solution to increase the stability and accessibility for used in our future and let the city become better
