Abstract
People nowadays tend to have more requirements and expectations on their living style such as safe and security concerns, the quality of living environment, the feeling of harmony and the eco-friendly infrastructures and facilities. The main concern for residents is the securities that provided by gated guarded communities. Based on the sales transaction data of double storey terraced houses in the selected case studies obtained from the JPPH’s database, this research the main consideration of the house buyers and investors during purchase. As a result, security is the main concern and this research has subsequently determined the significant impact of gated and guarded onto the house price. This research has subsequently determined the significant positive impact of gated and guarded onto the house price where the gated communities is having about 5.3% price premium compare to those non-guarded scheme whereas guarded scheme is having price premium of about 1.06%. After analysis of the data and information gathered, the author has provided some recommendations and suggestions for other researcher to carry out further research for the same topic but in different area. Further research may be carried out to identify attributes or aspects that may be recommended to improve the gated and guarded concept be it in terms of management, legal or design and layout to benefit the owner of the unit besides the outside communities as alternatives to a more quality and secure life.
