Abstract

The construction industry has the significant rules in the economic development compared with other sectors in Malaysia. Abandoned residential housing projects have been the critical issues and problems in Malaysia. It was repeated and getting attention by National House Buyers Association (HBA) and Ministry of Housing and Local Development (MHLG) in 2018. However, the abandoned of construction project always become the significant and common problems threating the construction industry and affecting the economy and lifestyle in negative ways. Therefore, there is a study provides the significant step in investigating the current issues of abandoned housing projects and causes and impacts of these issues in Northern Peninsular Malaysia. Yet, this study also scarce on the potential way to tackle the abandoned housing projects. In this study, the investigations are using the questionnaire surveys to collect the data and using the SPSS software to make the analyses such as Kaiser-Meyer Olkin (KMO) test, Spearman’s ranking correlation, Cronbach’s alpha reliability test and Garrett ranking method. The results of this study established that major causes of abandoned housing projects which categorised into economic recession, financial problems of developers, insufficient of legal provisions, poor management and policy, law and regulations. Yet, the findings of this study established that the major impacts on environmental, social and environmental and potential solutions on overcoming the problem of abandoned housing projects. The results also established that the problems faced in rehabilitation and revival of abandoned housing projects. Despite those findings, the major causes and significant impacts of abandoned housing projects are the basis on determining the potential solutions to avoiding the abandoned housing projects in construction industry not only in Northern Peninsular Malaysia but is whole Malaysia.
