Abstract

The successful building is meaning the building can be last durable. Thereby, the building maintenance system in high rise building is important in order to expand the building life span. The building maintenance system are managing of the defect in the building and arrangement the schedule of preventive defect. However, the old high rise building such as apartment and flat do not have the building management. Thus, the building are accumulative many defect because of lack of maintenance. Construction defects not only will influences the safety and also will decrease the value of building. The building value based on the appearance and the features performance. Besides, the serious defects will affect to human health, safety and comfortable. Thus, with a proper maintenance will maintain the building value through that maximize the aesthetic and performance of the building as well as increase the health and safety of the occupants. Therefore, to track this problem, these research study will carried out to identify the factors causing building defects in high rise building, type of building defects commonly occur in high rise building and effective methods that can be taken to improve the building maintenance system in high rise building to minimise the building defects. The methodologies that will be applied for this research is starts with using literature review to factors causing building defects in high rise building and type of building defects commonly occur in high rise building based on previous research. The effective methods that can be taken to improve the building maintenance system in high rise building to minimise the building defects is based on the recommendation from building management and the ideal from the owner willing to apply in the building maintenance system. The third objective will be survey through on sending the google questionnaire form. The data were then will be analysed using Cronbach’s Alpha analysis and Frequency analysis. The findings indicate that the factors causing building defects in high rise building which is design deficiencies, construction deficiencies, material deficiencies, inclement weather, surrounding environment, insufficient time and insufficient cost. Besides, the findings for second objective indicate that the type of building defects commonly occur in high rise building which is cracking, peeling paint, dampness, timber decay, fungi and small plant attack, defective plaster rendering, roof defect, erosion of mortar joint, unstable of foundation and plumbing. Moreover, the findings for third objective indicate that the effective methods that can be taken to improve the building maintenance system in high rise building to minimise the building defects which has during construction and building maintenance system. During construction had included the preventative measures on design deficiencies, preventative measures on construction deficiencies, preventative measures on material deficiencies and 6 step process for managing construction defects. Building maintenance system had included the preventive maintenance, corrective maintenance and prioritize requests by importance.
