Abstract

In recent years, more Malaysians are moving into stratified unit, especially in urban centers due to limited land availability (Azmi, 2006). Property management has historically been underrated and is often associated with mundane maintenance work. Thus, there is a greater awareness of the need for these properties to be well-managed. Proper maintenance management ensures a long-term investment and provides a support function in business continuity to achieve organizational goal (Au-Yong, 2016). Even though Strata Management Act 2013 (Act 757) & Regulations had been publicized by the Malaysian government but it seems not that effective due to few reasons that leads to poor building maintenance of service in Malaysia which indeed serious and keep increasing from year by years (Fakharudin, 2011). However, with the increasing development of strata titled property and insufficient involvement and contribution of property managers in the maintenance management of common property limit the continuous improvement of maintenance performance in medium-cost condominiums. Currently, there is lack of studies about the roles of property managers in managing the medium-cost condominiums. Therefore, this paper examine the roles of property managers in maintenance management of common property in order to keep current tenants happy and attract new tenants so that they satisfy with the conditions of the building.
