Abstract

Throughout all these years, property sector had contributed to the economy of Malaysia, especially the housing developments. However, housing development can be considered as challenging and competitive as several housing products had been launched to attract house buyers to purchase. Refining the research subject to condominium as one of the housing products, this research is keen on providing a guideline in regards to property criteria which the house buyers would look into and would trigger their purchase intention in purchasing condominium units. Meanwhile, the extraneous variables such as the demographic factors of house buyers would also been examined to provide more comprehensive information to fill the research gap in property sector. In order to achieve research objectives which examine the property criteria as predictor variable, purchase intention as criterion variable and demographic factors as moderating variables had been refined into conceptual framework and hypothesis through literature reviews of previous journals and academic researches. Then, 63 responses had been obtained through distribution of questionnaire in condominiums located at Danau Kota, Kuala Lumpur. After it, the 63 responses had been analysed by using Statistical Package for Social Science (SPSS) Version 23.0 and Microsoft Excel to generate the results to be discussed. Furthermore, the findings pointed out Property Surrounding and Property View would relatively impact purchase intention. Meanwhile, the age and household size of condominium buyers would contribute a moderating effect between the property criteria and purchase intention. Such findings are further interpreted and discussed in this research and they would be useful to the housing developers, potential house buyers and also future academic researchers. Last but not least, the limitations of the study had been pointed and future recommendations had been made based on the limitations to provide ideas to future researchers to some extent.
