Abstract
The quality of buildings has become extremely important in the construction industry. It will benefit the occupants in terms of their health and wellbeing as well as economically as there are cost saving in future maintenance costs. However, the quality issues of low-cost housing nowadays begin to arise as there are many complaints about defects in some of the building elements of the house. Therefore, to tackle this problem, this research was conducted to determine the causes of building defects, to identify the most common building defects in low-cost housing and to analyze the solution to overcome these problems. The methodologies that will be applied in this research begins with using a literature review to determine the causes and effects of building defects and determine the solution to overcome the building defects in low cost housing. This is followed by distribution questionnaire survey forms towards various construction personnel that are mostly involved in the low-cost housing projects in Selangor. The data have been analysed using SPSS software to make the analyses such as Kaiser-Meyer Olkin (KMO) test, cross-tabulation, Cronbach’s alpha reliability test, Friedman test and Garrett ranking method. The results of this study established that the major cause of building defects is limited cost. Yet, the findings of this study established the top 5 common building defects which are dampness, cracking wall, leaking pipe, peeling paint and roof defects. According to this research, the best way to solve the problem of building defects is to have strict supervision on site. The core of this research is to increase the awareness of construction professionals towards managing and minimizing the defects works and gauge the perception of experts in the construction industry about their knowledge of construction defects to maintain the quality of the building.
