Abstract

Building maintainability was to be intend to reduce the cost of maintenance and create a maintenance friendly environment. However, in the construction industry of which the country has been fast developed such as Malaysia, the building designer seems not to have much attention to this concept and hence many buildings were designed are at risks which lead to serious maintainability issues. The lack of knowledge and considerations of the building designers in maintaining the building at the design stage can lead to the arising of the deterioration of the building and cause in decreasing of the building’s age. Therefore, to having the research with the objective to study the factors that will lead to maintainability problems of buildings and its effects and also to investigate the strategies that can help in preventing the issues of building maintainability in order that the building can be last longer. Besides, the quantitative approach is adopted by distributing 100 sets of questionnaire survey forms to the professionals in the construction company. SPSS software is adopted to analyse the data once the data has been collected back. In conclusion, this research has successfully achieved the objectives in a satisfactory level for the factors that affect the maintainability of the building, the effects which arise due to lack of consideration in building maintainability and also the strategies to reduce the risks of maintainability problems.
