Abstract

The increased environmental issues in these recent years has drawn great attention to the construction industry. The government of Malaysia has introduced green building to implement the sustainable goals with the aims to protect the environment and to improve the quality of human life. However, the green building implementation in Malaysia is still considered lagging behind compare to other countries. To tackle this issue, this research is conducted to identify the concept, barriers and strategies of implementing green office building in the construction industry of Kuala Lumpur and Selangor. Comprehensive literature review based on previous research were performed to identify the concept, barriers and strategies of implementing green office building. It is then followed by the distribution of questionnaire to 27 and 13 developer’s firm that involved in green office building project before in Kuala Lumpur and Selangor respectively. The data collected were analyse by Cronbach’s Alpha and descriptive analysis. In view of the mean score and ranking, the most implemented concept is “green office building adopts design that harvest natural daylight” with the mean score of 4.0541, while “green office building maximises the usage of environmentally-friendly materials such as recyclable materials” is the least implemented concept with the mean score of 2.5946. “Lack of incentives” has the highest mean score of 4.117 and is the most agreed barrier, while “lack of knowledge and awareness” is the least agreed barrier with the mean score of 3.054. The most agreed strategy is “government to provide financial support and incentives” with the mean score of 4.189, while the least agreed strategy is “government to review policies, legislation and regulations” with the mean score of 3.243. This research acts as an useful reference to promote the implementation of green office building particularly for future projects in Malaysia. Similar research is advised to perform on other states of Malaysia. Risk of investment on green office building is encouraged to identify as well.
