Abstract

Building maintenance is one of the issues that has become an increasingly significant field of study, especially in the developing countries. Every existing building will suffer maintenance problems, but some of the unnecessary maintenance problems can be avoided at the early design stage. The building performance is consistently related to the building maintenance and building design at the initial stage. The aim of this research is to study the influence of building maintenance management during the design phase of construction projects in order to enhance the quality and performance of the buildings. This research is investigated by literature review and questionnaire survey to lay the foundation for future, which improves the basic knowledge and understanding of building maintenance issues during the building design stage, thereby ensuring the long-term sustainability and viability of the building. A questionnaire survey was implemented to find out the effects of building design toward building maintenance, factor causing design deficiencies and the recommendation for designers to consider during the design stage. The questionnaire forms was distributed to the targeted respondents who are involved in the consultant firms and facilities management firms in Kuala Lumpur. A total of 150 responses were collected. The descriptive analysis method and inferential analysis method was adopted to analyse the data by using SPSS software. It is expected that through this research, designer teams and facilities management teams will study the issues of building maintenance and propose corresponding plans and strategies to reduce the maintenance burden at the outset of a project in the future.
