Abstract
Prefabrication and modular construction is one of the Industrialized Building System which can be defined as a Modern Method of Construction (MMC). Since 2006, this modern technique of construction has been highly promoted by the Malaysia government for almost 15 years. However, this modern construction is not being widely adopted in the Malaysia construction industry due to its IBS characteristic. Therefore, this research has been carried out to identify the benefits and barriers to implement prefabricated and modular construction. Moreover, the potential application of the modular approach in the future development of the Malaysia construction industry has been discussed. In this research, the data was collected from two main resources which include the primary data and secondary data. A survey was conducted to obtain the primary data. The secondary data was obtained from the journal, article, newspaper, and electronic publications and has been explained in Chapter 2 Literature Review. The frequency and descriptive analysis method from the Statistical Package for Social Science (SPSS) software was used to analyze the data collected through the survey. The results obtained from a total of 80 respondents represent their perspective regarding the research objectives. From the results, the strongest factor of adopting modular technology as compared to the conventional method is due to its factory environment which able to omit the weather affecting issues. Besides, the strongest barrier which required the construction players to tackle is the high initial cost in setting up the manufacturing facility. Lastly, the study also showed that there is high demand and acceptance level of prefabrication and modular construction among Malaysian.
