Abstract

Every properties are having different growth value. The value of property is affected by a lots of factors. The most essential factor is the location of the property sited. The value of the house is tend to appreciate perpendicularly with the value of land. Then, consumers will look at the neighbourhood quality and locational quality of the land or property before invest, purchase or rent it. For instant, people will carry out market survey toward the necessary amenities and facilities surrounding the property like educational facilities, medical facilities, entertainment facilities, recreational facilities, the availability of public transportation and so on. Thus, this research is implemented to investigate the determinants, location factors and their effects toward the rental value of residential properties. In Chapter 1, it has stated the aims and objectives of this research. The background information and significant of this research also has been discussed in this chapter. Then, Chapter 2 is regarding the literature review, where the secondary data that collected by systematic review, which is from various resources such as published materials, library, magazine, article journal and so on. The objectives of this research are discuss in detail to provide a justification for this study. Next, Chapter 3 is discuss about the methods used to carry out this research. The sampling respondents, questionnaire design and the questionnaire administration are discuss clearly in this chapter. In the moment, Chapter 4 is regarding the data analysis and results. All the data collected through survey questionnaire will be analyzed by using SPSS software and the results are indicated in this chapter. Finally, Chapter 5 is regarding the discussion and conclusion of the results interpret in Chapter 4. It also has stated the recommendation for relevant parties and future research.
