Abstract

The sales performance of newly launched residential properties in Malaysia from 2015 to 2019 is below 50%. In 2019, only the state of Melaka and Terengganu recorded sales performance of above 50%. There are many unsold units in the property market due to lack of understanding of homebuyers’ choice behaviour. From the empirical standpoint, there are limited research that reflects the extrinsic environmental attributes influencing homebuyers housing choice. Melaka is chosen as the case study in this research because it is one of the smaller states in Malaysia with high population density. Therefore, the first objective of this study is to identify the extrinsic environmental attributes that influence homebuyers’ choice behaviour of landed housing homebuyers in Melaka and the second objective is to investigate the correlation between the extrinsic environmental attributes and the homebuyers’ choice behaviour of landed housing homebuyers in Melaka. Both correlational and descriptive research design are used in this study. The first objective is achieved through frequency analysis of data obtained from questionnaire survey and the second objective is achieved by conducting Spearman Correlation analysis. This study showed that neighbourhood reputation, gated and guarded, traffic flow of motor vehicles, level of air pollution, common park, neighbourhood park, community garden, playground and greenery view, pedestrian sidewalks, balcony and terrace, design and comfort of open space, diversity and opportunity of open space, security of open space and proximity to industrial area are extrinsic environmental attributes that strongly influence homebuyers’ choice behaviour of landed housing homebuyers in Melaka. The results of Spearman correlation analysis showed that age of respondents only have significant moderate strength of positive correlation with two extrinsic environmental attributes, namely water view and greenery view, with other attributes having no correlation, very weak or weak positive and negative correlation. All objectives in this study has been achieved.
