Abstract

Recently, Transit-Oriented Development (TOD) is an increasingly popular concept of development to be implemented at all levels in the world. This concept has several advantages, especially for preserving the environment, hence improve the quality of life for future generations. This concept also helps the public transport system more effective and efficient. The aim of this study is to find out the perceptions of residents towards the transit-oriented development project in Tropicana Gardens. In order to achieve aim, several objectives had been identified, such as to study the comprehensive development mixed in Tropicana Gardens and to identify the impact of transit-oriented development implementation in Tropicana Gardens and to recommend on policy to enhance the preferences of local people towards development of Tropicana Gardens. In this study, mixed method research approach was adopted. Online surveys are conducted throughout the whole process of delivering and collecting questionnaires. The research scoped in real estate sector and there are capital appreciation, investment opportunity, economic growth, return on investment and property ownership. Questionnaire distributed to obtain the perceptions of residents to suggest for improvement and recommendation for the current situation of Tropicana Gardens. Performance of capital appreciation in property market in Tropicana Gardens is best among others factor due to the accessibility, locations, reputation of developer and right timing to entry. However, the speculation activity should be reduced by relevant authorities to prevent the oversupply of housing due to higher housing price that cannot afforded by local residents. For the investment opportunity, local residents do not really understand on the investment elements provided in Tropicana Gardens as the exposure of these investment components are not strong enough to the residents in Petaling Jaya. Besides, the economic growth in Tropicana Gardens is moderate based on the perception of local residents. The purchasing power is quite low due to the high expenses and it can be linked to the high monthly payment for housing caused by the high interest rate. The developer should figure out to enhance the purchasing power by increasing the job opportunity and employment rate in Tropicana Gardens. Nevertheless, the return in investment in Tropicana Gardens is low than expected according to the perceptions of local people. This is mainly due to the bad economic condition and the real return rate is lower than the expected. Lastly, the high housing price causes low housing affordability in Tropicana Gardens. To solve this problem, developer should build more affordable housing to remedy the current condition. This paper provides insights to government, city planners and building developers for product development. Ultimately, TOD is the innovative sustainable solution for high-density urban planning and development.
