Abstract
As the economy of one country is interrelated to the property sector, a high property transaction is believed to boost up Malaysia’s economy. Millennials generation was selected as the research target due to its large population among other adult generations. However, different generation has different housing preference due to varying generational characteristic such as lifestyles and values. Hence, this research was aimed to study how Millennials’ lifestyles and values affect their housing preferences in terms of internal and external factors. In this research, an online questionnaires was used and it collected 104 respondents aged from 24 to 39 years old as of 2020 residing in Alor Setar, Kedah. Statistical analysis such as descriptive analysis and central tendency measurement were used to analyse the housing preferences as well as lifestyles and values. Moreover, relationship between lifestyles and values (independent variable) and housing preferences (dependent variable) was examined by using multiple regression method. As a result, the housing preferences that show relationship with the Top 5 lifestyles and values of Millennials in Alor Setar were determined. These housing preferences included travel distance to workplace, travel distance to shopping centre or grocery stores, cleanliness of neighbourhood, neighbourhood’s safety, proximity to green public space, developer reputation, exterior design and space, number of bedrooms, number of bathrooms, and number of car parks. Such result is believed to provide developers a framework in order to target this generation.
