Abstract

House is one of the basic human needs in order to survive. However, housing challenges in developing countries such as rocketed house prices arise due to the rapid growth of economy and the land scarcity in Malaysia has caused the affordability issues among the young Malaysians. Therefore, when it comes to residential independence, their decision making on housing is very important as it required huge investment. The purpose of this study is to identify the preference of young Malaysians in renting a house as their first shelter and the factors that influencing the young Malaysians in the decision making on buying or renting a house. Furthermore, this study also provides the recommendations to motivate and encourage the young Malaysians to rent a house as their first shelter. The data is collected from the target respondents who are millennial which are working or residing in Kuala Lumpur and Selangor. In this research, quantitative method which is questionnaires survey was adopted and the data is being analysed by using Microsoft Excel. At the end of the research, the findings revealed that most of them prefer to buy instead of renting an accommodation. Besides, the factors that are most influencing the young Malaysians in the decision making on buying or renting a house are monthly instalment payment capability, house price, ability to obtain loan, personal income level, household income level, down payment, interest rate, duration to stay in a shelter and lastly period of occupation. Lastly, recommendations such as Residential Tenancy Act (RTA), Rent-to-Rent scheme, National Renting Affordability Scheme (NRAS) and Built-To-Rent system are provided and discussed to encourage young Malaysians to rent a house as their first shelter.
