Abstract

Standard form of building contracts has a function which enhance the parties involved in a building contract will not breach the rules and clauses and clear to understand their rights, obligations, liabilities and duties. Every party are not perfect, some of the parties will breach the clauses due to some reasons especially delay of work on site. Construction delay can be defined as the time or date which parties agreed upon for delivery or finish the project had over run. Construction delay will bring a serious effect or loss of profit for employer and contractor i.e. delay of work make the time longer that employer or contractor had promised the buyer or government. Delay in construction is a most common problem that will happen in the building construction industry (PC Markanda, Naresh Markanda, & Rajesh Markanda, 2013). The objectives of this study are to study the cause and effect of the construction delay, find out the main factors of construction delay caused by the contractors and determine the remedies that will be taken by the contractor to prevent it. The literature review will done on the reasons or causes that cause construction delay by the Contractor in Malaysia and how they prevent the construction delay. The thesis will be use quantitative which are collecting the opinion and reply from the employer and contractor in Malaysia. This study need to carry out as a research topic because this study will provide a guideline to the specific grade of contractor in solving or preventing the issues of construction delay.
