Abstract

This dissertation was carried out to study the housing affordability level in Kuala Lumpur Malaysia. The literature review consists of various type of demographic factors of household that influence the housing affordability in Malaysia. In this research, the housing affordability level are mainly determined by the six (6) type of demographic factors which are household size, age, marital status, education level, household income and household expenditure. Besides, the literature also comprises the characteristics of housing policy and schemes on how it can address the housing affordability problem among the household which implemented in Kuala Lumpur, Malaysia. In order to achieve the aim and objective of the research, questionnaire surveys are conducted in the form of questionnaire by using simple random sampling method. The target group for this survey are the household in Kuala Lumpur, Malaysia and 92 respondents were obtained eventually. The findings revealed that Government are overemphasized on the provision of the low-income groups and it caused the scarcity of the supply for the medium cost housing in the housing cost which indirectly caused the housing affordability problem towards the medium-group income groups. Not only that, the data showed that housing affordability have correlation to the age of the household, household income and household expenditure.
