Abstract

In Malaysia, the construction sector considered as one of the main sectors that can drive the growth of country economy. In order to transform to be a developed country by 2020, there is a need to improve the productivity in Malaysian construction industry since the productivity is an important game-changer to enable Malaysia lead in to “Fourth Industrial Revolution”. Besides, increasing the productivity is also one of the main objectives in Construction Industry Transformation Programme (CITP) 2016-2020 launched by Construction Industry Development Board (CIDB). The CITP 2016-2020 stated that there is low adoption rate of industrialised building system (IBS) which is a construction method that can improve the productivity in construction industry and modernise construction works. Many researchers have worked out many researches in order to figure out what is the factor/reason that caused low adoption of IBS but most of them are more focus on contractor’s side. In the construction industry, the developer is at the highest hierarchy in a project, in order word, he decides everything including the construction method. The general opinion among developers is important because if the property developer has an unsatisfactory/reason/unhappy toward IBS, this might contribute a low adoption rate of IBS. Therefore, it is reasonable to investigate the general opinion among the property developers toward IBS and general opinion of different backgrounds of property developers toward IBS. A questionnaire was distribute to 328 developer’s companies and only manage to receive 69 surveys. Among the 69 respondents, the finding of the first research objective was shows that the developers remained open/undecided when being asked on the application, advantages, and challenges of IBS. Besides, the finding of the second research objective found that the general opinion varied across the age of company and the number of IBS project completed. The finding of this study will contribute to body of knowledge and to the government/private sector recognise the reason/factor that caused low adoption rate of IBS. In a nutshell, the reason of the property developer remained open/undecided general opinion toward IBS should need to find out in order to improve the adoption rate of IBS.
