Abstract

Housing prices in Malaysia, particularly in urban areas, have risen throughout the years, affecting the lifestyles of middle-income groups, who are encouraged to rent or purchase properties further from the cities. As a result, the government has made steps to address this issue by developing a number of affordable housing programmes, including the 1Malaysia People’s Housing Program (PR1MA), which aims to reduce the cost of housing for middle-income groups. This research seeks to examine the effectiveness of the PR1MA projects in fulfilling the requirements of middle-income groups. The objective of this research is firstly to identify the features provided in PR1MA projects in Klang Valley, Malaysia. Secondly to discuss whether the features provided satisfies the requirements of a potential homebuyer and analyze possible improvements for PR1MA projects. This research can be achieved through Descriptive Analysis from Statistical Package for the Social Sciences (SPSS), showing that the majority of respondents are not satisfied with the pricing, the safety and security, and the location of PR1MA. The research question and purpose in this study are primarily concerned with the effectiveness of the PR1MA projects in fulfilling the requirements of middle-income groups. More Malaysians will have a better chance of owning their home as a consequence of PR1MA (Chor,2012), yet controversy has arisen regarding the Malaysian Government's "unachievable" objectives and its "absolute failure" project. Dr Danielle Gambero, CEO of REI Group of Companies, stated during a Q&A session at Property Market Outlook 2016 hosted by PropertyGuru, that while the PR1MA effort began as a great option for homebuyers, it has fallen short of the government's objective of providing affordable housing in the right locations (Yeong, 2015). In the overall study review, this research has determined the houses in Malaysia as a whole were ‘seriously unaffordable' in 2019. As a result, it is important to examine the effectiveness of the PR1MA projects in fulfilling the requirements of the middle-income group and analyze the possible improvement for PR1MA projects in order to encourage middle-income households to own a PR1MA home. Furthermore, in this analysis the features provided in PRIMA projects in Klang Valley and the potential buyers’ satisfaction towards features provided in PR1MA projects are determined, is it able to recognize on what the potential buyers’ perception of PR1MA projects. Finally, the possible improvements for PR1MA projects are analyzed and examined to achieve the study objectives.
