Abstract

The problem of residential property overhang has become critical throughout the years especially during the outbreak of Covid-19 pandemic which has severely impact the income of the buyers in purchasing a residential property. Other than that, as the younger generation are growing up, it has resulted the different requirements and needs of different generation. In order to reduce the overhang residential units in Kuala Lumpur, it is vital for the developer in determining the needs, living lifestyle and the preference of the homebuyers. This is to avoid from the property are leave unsold and causing the developer to incur losses due to the unsold units. Thus, this study aims to investigate the current housing preference of the homebuyers from different age group, the factors that influence the housing choices of the homebuyers as well as the ways that the developer could take initiatives in promoting the property. The online questionnaire survey form was distributed to the potential homebuyers who wish to move to Kuala Lumpur in the near future. Data was gathered and analysed using descriptive analysis and cross tabulation with the aid of SPSS Software. The findings identified the housing preference of the homebuyers from different age group, different factors that affected that housing preference as well as the most useful way in attracting the homebuyers to purchase a house. Based on the findings, it reveals that terrace house is the most preferred type of house by the homebuyers while the location is the utmost factor that affected the housing preference of them. It cannot be denied that HOC was most agreed by the respondents that the programme was able to promote the property and attract them to purchase it. In short, this study shed light the information which the developer needed in order to construct a residential property that satisfy the demand of the homebuyers as the preference of the homebuyers in a development is the utmost factor in leading the project to succeed.
