Abstract

Defects and failures are common occurrences in the building and construction industry where negative consequences may result in terms of residents’ satisfaction. Nowadays, it is important to satisfy the tenants and home buyers to survive the competition in the industry. This dissertation aims to investigate the type of building defects in terrace houses as well as impact of defect on the satisfaction of residents. The dissertation also aims to explore the possible maintenance and prevention to building defects. To achieve the research aim, the distribution of questionnaire was the main research method. As the result, the most frequent types of defects that occur in the terrace house are wall cracks. Next, the effect of defect has greater impacts on the satisfaction with respondent’s house and living quality. On the other hand, the respondents who were living more than 10 years were the most concerned about defect issues. The most preferable possible maintenance is creating ventilation air ducts for dampness, applied mortar into the affected area for cracks, foundation remediation with expanding geopolymers for settlement, applying paint for timber structure defects, remove and apply new paint for peeling paint, clean and apply new paint for water stain, and clear blockage for gutters for roof defects. Lastly, the proper design was the most preferable prevention.
