Abstract
Building defects are inherent in all construction projects. Negative impact on cost, time and resources may occur in the project. Flaws on the building not only can lead to construction delays and unnecessary expenditure, but also may arise disputes between relevant parties. If this situation is not dealt with promptly, it will lead to more serious problems in Malaysia's upcoming construction projects. Therefore, the objectives of this study are to identify the common types of building defects, contribution factors to defects and the efficient method to diminish them. The literature review will be done on the common types of building defects, factors of building defects and efficient strategies to decelerate and minimize the chance of their occurrence. In addition, the quantitative method which can collect large amount of data in a short time will be adopted to collect the opinion of the various construction industry participants. At the end of the study, the findings such as common types of defects, level of agreement of the respondents to the factors of building defects, major cause that reckon by respondents, consequence of building defects on property’s value, validity of the strategies in minimizing building defects, etc has been analysis and discuss in chapter 4 and 5. Hopefully, the findings of the study will enhance the effectiveness of building defects mitigation systems and techniques.
