Abstract

The implementation of Industrialised Building System (IBS) is still consider low in Malaysia Construction Industry especially for the private sector with only 40% in 2019 according to data from Prime Minister Office’s Implementation and Coordination Unit. Therefore, the main purpose of this research study is to identify the issues that restrain the participation of small and medium-sized enterprises (SME) grade contractor in implementing IBS, critical success factors for IBS implementation and suggestions of encouraging IBS implementation among SME contractor in Malaysia. Questionnaire survey based on closed ended question is used to conduct this research. The research findings revealed that inflexible nature of IBS is the main issue impeding its implementation in the local market. Besides that, existence of effective communication channel is necessary for parties involved in an IBS project. Lastly, standardization of IBS components is recommended to increase the implementation of IBS.
