Abstract
Construction industry has become a potential economic growth driver and also one of the significant contributors to Malaysian productivity level. However, as compared to developed countries, the productivity achieved by Malaysia is still a big gaps lag behind. Therefore the government has enforced prefabrication concept to be implemented in construction sector in order to make a leaps and bounds improvement on the ways to realise Vision 2020. Although government have put much effort in encouraging the adoption of this modern construction technology – IBS in the industry, but the recent government report shows that the adoption rate of IBS among Malaysian construction industry is still relatively poor. Many researches start working on this statement by focusing this issues on the construction party such as contractor the most without pay much attention on developer – the top decision maker of a project. Since contractor is only a professional builder who employed by the developer in a project, any final decisions like what kinds of construction technology should be adopted are all decided by developer, so the awareness of developer towards IBS is very important because a developer will only implement those construction technologies which he is aware of and confidence at. Therefore, this paper aims to investigate the awareness of IBS among the property developer in Peninsular Malaysia and at the same time to find out whether the IBS awareness different across various characteristics of developers’ companies in Peninsular Malaysia. A sample frame was retrieved from Real Estate and Housing Developer’s Association (REHDA) Malaysia, and a simple random sampling was performed. A questionnaire survey was administrated to 328 developer’s companies, and a 21% response rate was recorded. The data were analysed with descriptive analyses and test for differences (e.g. T-test and ANOVA). Results revealed that the IBS awareness among the property developer in Peninsular Malaysia is relatively low, and only the variables like the companies’ performance and ages show significant effect to the level of IBS awareness. These findings imply that government policy makers must provide more platforms for those newly established developers’ companies and other construction professionals in order to obtain information about IBS easily and at the same time introduce this modern construction technology to much younger generations either through education syllabus, organising talks and so on. By this way, the awareness on IBS will be able to increase and at the same time improving the IBS adoption rate directly or indirectly. With high adoption rate of IBS in Malaysia, Vision 2020 will be able to achieve within short period of time and at the same time able to gain magnificent result from such adoption in the aspect of cost, quality and quantity. By this way, the overall performance of construction industry may be able to improve to the international stage.
