Abstract

In this century, every person should own a house as the essential of the life to have a shelter and feeling secure. But house pricing in Malaysia is continuing rising in previous 10 years, the house price might not affordable to majority of the citizen anymore. So the aim of my research is to study and investigate the factors that influence the value of property in Kuala Lumpur’s market. It benefits to user and developer have the guidance when buying or building a house. The title of the research is a study of factors affecting value of property in Kuala Lumpur. The study conducted to achieve three objectives of the research they are; to identify the decisions made by the Malaysians before buy a property, to investigate the factors that influence the value of property in Kuala Lumpur’s market., and to find out the cooling measures taken by the Government to control the value of property in Kuala Lumpur’s market. In this research a series of literature review was conducted. It’s mainly relating to the housing price in Kuala Lumpur from the journal, news, article or public review to collecting the data I order to examine the analyze the information in current stage and study the case study relevant to the situation that similar to Malaysia. This finding was explored by a set of questionnaire which distributed to 60 respondent which came Setapak Central, Setapak in order to identify the criteria of the low income earner and their consideration of house price in their opinion. Information are to analyze by using he SPSS and the categorize in different ranking to define the level of agreed by the citizen on those factors. The aim and objective is achieved and analyzed in the analysis section and conclusion & Recommendation is provided as well for reference and also the future research recommendation as well.
