Abstract

The main purpose of this paper is to provide a comprehensive analysis of the potential effects of variation orders in construction projects in Malaysia, which will be helpful for professionals in the construction industry to assess and take proactive measures to extenuate the occurrence of variations in construction project. This paper objective was achieved by carrying out a questionnaire survey to collect information on the potential effects of variations. Analysis was done to the 49 responses that were collected from professionals at Klang Valley including developers, contractors, architects, engineers, quantity surveyors. Form the results, the most possible causes of variations were change in design due to clients and local authority’s requirement and inadequate and insufficient of drawing details. The most frequent effects of variations were completion period delay, increase in project cost, and disputes among parties. Then, recommendations were suggested based on the findings of this paper and previous researches. This paper only touches causes, effects of variations and proactive measure to reduce the occurrence of variations. Further researchers on control and manage the variations in order to reduce the negative impact of variations.
