Abstract
In recent years, the Malaysian property market has seen a growing number of real estate development adopting a “Green” alternative building design, phasing out the conventional method at the discretion of each individual developer. As such, this research study aims to investigate the determinants of green building development from the perspective of developers. The objectives of this research study encompass the benefits in and challenges to green building development as well as the strategies that may be employed to further encourage green building development. According to the literature review, the principles of green building development could be illustrated into three categories which are four essential benefits, five fundamental challenges as well as three potential strategies, in relation to the perspective of developers. In support of this research study, the objectives are achieved based on the adoption of a quantitative method of collecting and analysing data. The primary data source is in the form of a questionnaire survey, set up in Google Form, and distributed to the respondents, who are property developers in the Klang Valley, through their E-mail address. Based on the research findings, respondents agreed that green building development is most beneficial in terms of environmental preservation. Besides that, respondents believe that the financial factor is a crucial challenge in hindering green building development. Additionally, respondents suggest that the promotion of green technology innovation is a viable strategy to promote green building development. Lastly, the respondents concluded that the government plays a crucial role in encouraging green building development. In short, the recommendation of the study is that developers should appeal to the public sentiment of green buildings and pressure the government to make policy changes to the adoption of green building development.
