Abstract
Sustainable development may be a common and current goal of urban development policies. The efforts of sustainable practices hold the rigorous use of limited natural resources through the great implementation of the economy however without disregarding the social and environmental factors. Since the population is increasing resulting in an increase in the demand for housing development which concurrently causes global warming and also pollution to the environment especially for those development which is not sustainable. Hence, this study aims to determinate the willingness of homebuyer to purchase green home in terms of its merits, barriers and homebuyer willingness. To achieve the aim, research objectives are established which is to identify the merits that increase local homebuyers’ willingness to purchase green home, to determine the barriers that decrease local homebuyers’ willingness to purchase green home and to propose the willingness level of local homebuyers to purchase green home in Johor Bahru, Malaysia. The data is then collected through online questionnaire survey and distributed to local homebuyers that is currently reside in Johor Bahru area. Probability sampling is also applied. A total of 318 data is also gathered and analysed using descriptive analysis in objective 1 and 2 and cross tabulation analysis in objective 3. The findings in objective 1 is lower operating cost, material efficiency, low maintenance cost, provide healthy indoor air quality and enhanced community. In objective 2 is lack of expertise, lack of incentives, risk of investment, low availability of green products that is needed in green home and high cost are the findings. In objective 3 is each five merits and barriers used in objective 3 to know the willingness level of homebuyers. Also, the sociodemographic factor found out that female respondents age between 18 to 30 years old and earn income RM3,0001 to RM5,000 is more likely to be willing to purchase. This study would shed light for the developer, architect, contractor. This research can help them to have a reference about current local homebuyers’ willingness before launching a new project and this help them to know the take up rate and market capture rate customers
