Abstract
The number of abandoned housing projects rising causes a lot of impacts on the stakeholder, society, and the environment. Statistics research showed that the abandonment of housing projects has contributed to a huge problem in Malaysia and it is a problem that needs to be solved promptly. This study aims to justify the factors causing the abandonment of housing projects, clarify the impacts of housing project abandonment and define the challenges in rehabilitating abandoned housing projects. To test the hypothesis of the study an online survey was distributed to the worker who works in medium and large contractors firms registered under CIDB. Research sampling was adopted to follow Krejcie and Morgan's table which stated 368 individual respondents within Selangor, Malaysia grade 4 to grade 7 contractors. Responses were analysed using the normality test, Kruskal-Wallis test, and Mann-Whitney U test to test the differences of data between different groups in variables such as working experience, and the contractor firm size. It showed that the developer's financial capacity is the main factor that causes the abandonment of housing projects, for impacts of abandoned housing projects where the loss of return on investment to clients has been the most associated with the impacts. Lastly, the challenge of rehabilitating abandoned housing projects can significantly lead to the developer's debt issue, as shown in this study.
