Abstract
Building maintenance is a very complicated task. Maintenance projects are growing in size, quantity and importance on one hand, and are being faced with restricted capital budget on the other hand. Performing maintenance jobs calls for a few work arrangements and approvals, which might also additionally vary according to project characteristics, management style, work environment, and the cooperation of all parties concerned. The aim of this research is to evaluation of end user’s participation in building maintenance. The questionnaire survey was implemented to find out the perception of end users' participation in building maintenance. The respondents answering the questionnaire forms were the residents of medium-cost apartments or condominiums in Setapak, Kuala Lumpur. A total of 155 responses were collected. The data collected is analysed by SPSS software. This research revealed the end user’s expectation in building maintenance which will assist the maintenance team on knowing what end user wanted in building maintenance. The findings of this research also determine that most end user falls in Level 2 which is consultation. Moreover, for the achievement of end user’s expectation in building maintenance, found out that safety and health of users is the most achieved by end user, follow by security of property of user, user comfort and well-being and quality of works
