Abstract

The mushrooming of shopping malls in Klang Valley are at an alarming rate in these past few years. Shopping malls carry a very important role in changing the consumers’ lifestyle in terms of social as well as recreational activities. Thus, the competition between newly developed and existing shopping mall is huge. This study aims to study the relationship between tenant mix and the success of neighborhood shopping mall. The case study were conducted in two different shopping malls, Cheras Leisure Mall and Selayang Mall. Examination of these two malls was conducted from observation and substantiation through primary and secondary data. The factors that affect the success of shopping malls include accessibility, parking, retail tenant mix & non retail tenant mix, product range, merchandise value and sales personnel, atmosphere, as well as orientation & infrastructural facilities. As for the selection of tenant mix, it plays a very important in determining the performance of each shopping mall include demographic, competition and market competition. Through the case studies, both malls are being studied and compared. The suitable solutions and recommendations are being outlined for shopping mall that is underperformance in order to make improvements and become success.
