Abstract
Shopping mall is a place that provide good and service to shoppers. There is a lot of news covered in newspaper, magazines and difference social media about the topic of shopping mall’s occupancy rate and rental rate. Majority of the topic is talking about the current trend of rental rate and the occupancy rate of shopping malls. Thus, this study is carried out the analysis of the average shopping mall rental rates and determine the main factor that will influence the shopping mall’s rental and occupancy rate. This study will only focused on the few selected shopping malls in Kuala Lumpur and Petaling Jaya areas. The selected shopping malls including Suria KLCC, Pavilion, NU Sentral, Setapak Central, Paradigm Mall and WangsaWalk. Through this study, the researcher found out that there is seven (7) factors are consider which will influence the rental and occupancy rate of shopping malls. The factors which affect the rental rate and occupancy rate of shopping mall are shopping mall’s age, shopping mall’s design, good location and accessibility, high population, high visibility and busy traffic area, current market economy condition, shopping mall’s tenant mix and consumer attributes. Not only that, the researcher also realise that the average range of shopping mall rental rates in KL and PJ areas. Thus, the results that found out by researcher had showed the most crucial factor which will influence the occupancy and the rental rates of shopping mall. According to the results, the most crucial factors are the good location and accessibility, high population, high visibility and busy traffic area that have been proven through the result from the questionnaire after interviewing the tenants in the selected shopping malls.
