Abstract
The proposed online rental platform aims to address the challenges and issues faced by real estate agents in the current rental market. These challenges include limited listing exposure on single rental platforms and difficulties in establishing customer trust through social media platforms like Facebook, Whatsapp, or RED. To overcome these issues, the platform offers a centralized system that allows agents to advertise their properties, stay connected with tenants, and minimize tenant risk exposure. Modules such as property listing, scheduling, payment, notifications, and admin management are included. Users can access services such as property listing management, room viewing scheduling, secure payment options, and real-time notifications. The methodology adopted for the development of the platform is Agile, specifically utilizing the Laravel framework. The tools and technologies employed include PHP, Visual Code, and MySQL for efficient development and database management. The platform follows the MVC architectural pattern, ensuring a clear separation of concerns. Testing criteria utilized throughout the project consist of unit testing, top-down testing, system testing, and user acceptance testing. These testing procedures ensure the functionality, integration, and usability of the platform. In summary, the proposed online rental platform addresses the existing gaps in the real estate market, providing a functional and user-friendly solution for agents and tenants. Through its centralized system, secure payment options, scheduling capabilities, and notifications, the platform aims to enhance the rental experience for all parties involved. However, future improvements to the platform should focus on enhancing security measures in payment gateways, implementing 3D live room viewing capabilities, developing a mobile application-based platform as well as offering multi-language and currency support
