Abstract
Due to the confidentiality of the listing process of the real company visited, the study team has been required to not disclose the company name. As such, the company is named as “Company A” or in short form of “CA” in the report. Sustainability is increasingly recognized as a fundamental principle in responsible development, extending beyond regulatory obligations to become a strategic necessity. This study examines the implementation of Environmental, Social, and Governance (ESG) principles in the development of CA’s Workers Village, a housing project designed to provide safe, ethical, and resource-efficient accommodation for foreign workers in Malaysia. The research highlights the significance of ESG integration in workforce housing, ensuring compliance with internationally recognized standards such as ISO 14001 for environmental management, ISO 45001 for occupational health and safety, and ISO 37001 for antibribery governance. This Sustainability report provides a comprehensive overview of Company A’s governance structures and policies, which are designed to ensure accountability, transparency, and integrity in its operations. The report serves as a key initiative to inform shareholders, investors, and other stakeholders about the company’s ongoing efforts to address global challenges, including climate change, social inequality, and corporate governance. The purpose of these initiatives is to emphasize the importance of corporate responsibility beyond financial performance, focusing on the management of environmental, social, and governance capital to create long-term sustainable value. A key component of this study is Company A’s strategic sustainability framework, which is being developed in preparation for its listing on the ACE Market of Bursa Malaysia. The proposed framework outlines key governance mechanisms, including the formation of critical committees such as the ESG Committee (ESGC) and the Steering Committee, to ensure the effective execution of ESG initiatives. Furthermore, this report enables Company A to assess its current ESG position, identify areas for improvement, and bridge the gap between current regulatory obligations and future directives required as a publicly listed company. Company A reaffirms its commitment to generating long-term value for its stakeholders while also making a positive impact on society and the environment. This research contributes to the growing body of knowledge on sustainable workforce housing and responsible corporate governance, demonstrating how ESG-aligned projects can drive positive social, economic, and environmental outcomes. By integrating ESG principles into corporate strategy and operational frameworks, CA’s Workers Village sets a new industry benchmark for ethical, sustainable, and futureready housing solutions.
